I am writing new copy for my site and really want an insight into what all your hard working agents think that the most important factors are for a buyer.

my opinion is that they want the RIGHT property in the RIGHT location for the RIGHT price.
as this is not always possible where are the compromises that you have found with your buyers?
1. would they compromise the right location for the right property?
2. would they compromise the property (opting for one with room for improvement) but not compromise on the right location?
3. is the budget normally fixed or flexible?

Thanks to all our users who took the time and effort to contact us regarding our question – what do buyers want and where are they willing to compromise?
The overwhelming response to this was that “location” is definitely King!
67% of you went for “location with a property with potential” as being the most important factor to you.
Many in that 67% included that location to them also meant the “community in which they live in”.
Only 13% considered the “property” to be the most important factor while 10% viewed proximity to amenities and schools to be the deciding factor in a property search.
Amazingly 3% said that the “views” were everything to them and came above the “location” and the “property”.
When we look at “location”, what does it mean?
• The beauty of our surroundings
• The community in which we live
For many the beauty comes at a price, the more spectacular the location the higher the property is valued. Many areas are being spoilt by over development and pollution. What can we do to ensure the investments that we have made (i.e. in our properties) will not devalue?
