Se Vende Casa

I was wondering how much on an influence an estate agent can have over how the viewing and possible sale goes.
There seem to be some great estate agents that sell properties regularly, we have one here that sells at least 4 or 5 a month while others have not sold any in over a year.

Would a regulated system here in Spain with proper training benefit agents?
How would you feel if it was made compulsory?

We had a viewing on a nearby apartment, the buyers came 3 times and were even measuring the kitchen.
They expressed concern over the bedroom size, instead of pointing out that not much time is spent indoors and that it is big enough for bed, lockers, wardrobe etc. the agent agreed with the buyers and said that the apartment was really only suitable for holiday rentals. Thus the sale was lost.
