Hello everyone,

Thank you for the invitation to join the forum. I have spent most of my Saturday afternoon reading the posts, and i think it is a wonderful idea.

I am even going to jump straight in with my first question:

New clients yesterday told me that some agents are saying that a NIE number can be issued in one day. I know this is true if i send them on a 2 hour drive to Barcelona, but we usually send our clients to the Police station, which then takes 8 weeks to receive the number. If clients dont have the time to do this and apply in London, then it is 12 weeks until their numbers arrive.

Obviously this slows down the whole buying process, and having deposits on properties for up to 3 months, while NIE numbers are issued, has actually resulted in us losing a couple of completions.

So if anyone knows of a faster system, and if it is available all over Spain, or only certain regions, i would be very grateful.

Keep up the good work on the forum, and i hope many more people join.

We sell property in the latest up and coming region of Aragon, it is pretty much untouched by foreigners, and is, so i am told the least populated region in the whole of Europe. There are other sellers jumping across the border from Catalunya, because of their impossible building regulations, but it has taken us 2 years to build up a reputable image with both the local Councils and forestal agents, because there are many protected areas, due to it's natural beauty. But we have an excellent rapport with the local people and with buyers, who have written on our website.

My business partner Mercedes, is Spanish, and she ensures that anyone seriously interested in purchasing a property, has her full support with anything "Spanish", from bank accounts, NIE numbers, Architects, builders, (registered of course) temporary rental accommadation, storage of your furniture from home, and anything else while your house is being built here in Spain etc etc etc.

Hello Aragon-properties, great to have someone in your neck of the woods, I don't have a section for you at the moment (nearest probably Costa Brava) but if you email me the section that you cover - I will add it on the Spanish Real Estate Forum for you.

Here on the Costa Blanca, getting an NIE number only takes one day to get, but you have to get there early and wait about a while, there is another option which we have a local office which take the applications which take a week to process and you can collect it at the end of the week.

All areas work differently so I would not be able to comment up in your region.

We cover the Matarrana region of Teruel province, and a small part of Zaragosa province,they border southern Catalunya. It is incredibly beautiful and very green with lots of Natural Parks and wildlife, very historic too, and less than a hour to coast.

We are now finding that many people are looking in our area, because of the almost impossible building regulations in neighbouring Catalunya. There are of course agents still selling fincas etc in Catalunya, and telling people that they can build on them, but unfortunately this is almost always not true.

In our part of Aragon, you can legally build up to 300m2, and have it registered as a "vivienda" (house) this seems so much more sensible than building illegally, or only getting permission to have an almacen (storehouse)

Thanks for the information about NIE numbers, i think i need to do some research on this, because a minimum wait of 8 weeks is stupid to say the least.
