Hi Homefinder,

Although I am not particulary bothered about the PR It would be nice to see if go up rather than down. Thanks for the advice though it is helpful.

We are working on a totally new system at the moment, which will bring our agents property listings to a new market and this hopefully will help with our serps.

There is and has been another PR update - unfortunately Spanish Real Estate Forum has gone from a PR4 to PR3, bastards!!!

Oh well, it happens - not the end of the world, looks like dozens of websites has taken a drop in page rank so we are not the only ones.

I think that's quite funny. You were just saying that you had been going through old posts and improving the internal links.
Forget it! - Everyone knows that the SREF is the best for getting links indexed.
Everything is relative. If everyone dropped a notch you are exactly where you were before.
VillaServers, my holiday rental site has dropped from 3 to 2. Two more notches and I am "out of the picture, hanging on the frame".
I am not bothered - it's the SERPS that count!
A few years ago I was 4 (nudging 5) and not even on Page 1. Now I am always in the Top 5, sometimes No 1.

Something else is happening that could be far more significant. During the past few days I have noticed multiple SERPS for some keywords in different positions.
For example, my red-hot, No. 1, most important keyphrase is "villa holidays in moraira" for which my homepage is optimised and another page villa-holidays.htm.
Until recently they appeared together with one of them indented. Now my homepage is No. 1 and villa-holidays.htm is at No. 14.
I also noticed today, but cannot remember where, that a site had THREE pages placed in separate positions in the first 10 SERPS.
Has anyone else noticed this?

We´ve appeared a couple of times on the first page in Yahoo, but never managed it in Google.
What I want to know is how come they show other links on some websites and not on others, is it based on clicks?

I am not sure what you mean here. You are currently No.3 for "valencia property"
Your position has actually improved while you have been away. Perhaps you should stay on holiday!

I was refering to- some of the results are listed as normal and then underneath show other "links" which feature on that particular site.

ToniW - I would be quite happy to suggest it to your boss nut it probably would not do you any good. What would you do all day without haveing any work?

You were obviously talking about the secondary (indented) listing that Google often shows and that I mentioned seemed to be stopping. This happens when Google finds a page for a secondary keyword and shows the homepage as well. I'm not quite sure about this!

One thing I notice is that you score 3rd for "valencia property" but you also buy AdWord clicks for this keyword. What is the point in that? The most valuable hits are the generic ones, which you are going to get anyway, so why pay for more?
