Many agents who don´t use databases (we use
alphashare) have to add properties manually and quite often simply can´t be bothered to change their site due to the work involved.
Others tend to use ´other agents´ properties that they deal with but the listing agents tend to fail to inform these agents that properties have been removed.
I would suggest to anyone that is serious about their business to spend a little money and get themselves a database that does the work for them and therefore keeping their website upto date with ease.
One thing that agents also fail to do is to keep in contact with their vendors, thus a year passes and suddenly they have a viewing, only to find that the property was sold a long time ago by another agent, the importance of continual contact with your vendors is paramount in this industry.
Like you I know it is frustrating for purchasers to see a property they like on a website only to find it has been sold and that is why I would strongly suggest the use of a property database linked directly to your website.
