What a slow start to the year. Lots of enquires from clients with no money. The few that do have a deposit it is difficult for them to get a mortgage. The Spanish banks have suddenly become very tight with mortgages. I have 7 clients on the go, all of whom have picked the properties that they wish to buy and now they are at the mercy of the banks who are asking for more paperwork than ever before.
So many estate agents in Torrevieja are closing. Im quite worried for what the future holds.
Soon there will be a mass exodus from torre as the migrant building workers will have to move on as so many construction companies cut back on labour costs.
So what are we able to do, to withstand the ebbing tide, advertise more? Start new agencies? Even the big boys Viva etc are throwing the towel in. So the future who knows. Lets wait to see what this March Spanish elections bring. We need a change of government in Spain. A fresh new start. Something to invest in. This government has had its day and have had all their profits, backhanders.
Any ideas anyone of how to stay ahead of the game.

Things aren´t great are they!

I think that Torrevieja especially has taken a massive blow in the recent 6 months, I agree about the banks! There are too many clients with not enough money, even though prices have dropped - it is finding the people with money to be able to get a mortgage on a property which is the hardest thing.

The banks are not valuing properties highly enough which is also a real kick in the teeth, so we will have to soldier on.

Don´t you think it is incredible how many agents have just disappeared in Torrevieja? It is the real death of the estate agent in Torre, people that are still there have either down sized or moved the office back home to cut the over heads. Lots of the big boys have just shut up shop like you said, only the strong survive uh!

What are we doing to keep ahead of the game? Can´t tell you that otherwise everyone would be doing it and we would be giving our game away!

Out of curiosity, do you guys sell to the domestic market? We talk to many agents and the ones that seem to be keeping their heads above water are those who are selling to the Spanish.

The Spanish have to live somewhere I suppose!
