The chairman of the g14 real estate lobby, fernando martÃ*n, has assured that new housing prices are not going to fall and that interest rates are not going to rise. according to martÃ*n, "there will soon be very important corporate operations that will change the map of the sector." speaking about future market prospects, martÃ*n forecasts that, "in two years´time flat prices will shoot up once again due to constrictions on demand if the processing of development plans does not speed up". if land development processes do not speed up, "for every home that is not built, between 2 and 2.4 jobs are lost. immigrants will be the first to join the unemployment queues, which will give rise to serious social conflicts," martÃ*n states

Almost half their income to buy a home

Spanish families devoted 45.4% of their gross available income to financing the purchase their home in the third quarter of the year, almost three percentage points up on the end of year figure for 2006. according to data published by the bank of spain, this is the highest figure ever recorded in this country. this percentage contrasts with the 36.4% that was required in 2005 or with the 35% used by families in 2004

The madrid retail space rental market reaches its highest levels of return

The slow-down in the housing market has become patent in the bbva income statements. according to the information presented by the entity for the third quarter of the year, mortgage activities in spain and portugal have risen by 16.2%; this is below the growth rates of 18.6% and 17.8% reported for the previous two quarters. the entity recognises that the market "deceleration" will continue in coming months although not sharply, according to its managing director josé ignacio goirigolzarri during the presentation of its quarterly earnings. The spanish inland revenue is investigating 250,000 real estate operations

Spanish notaries have provided the country´s inland revenue with almost 250,000 real estate operations in which they have been involved and over which hangs the shadow of some kind of fraudulent activity. these are operations carried out this year and notified to the tax authority before june. alternatively ,and following the fraud prevention plan, the inland revenue will withdraw 120,000 companies from the intercommunity operators register for not having undertaken a single operation in the last twelve months

Armani enters the luxury homes sector

The armani group will join the real estate sector when 144 of its homes come out on to the market in burj dubai, which is planned to be the tallest building in the world. these homes lie between the ninth and the sixteenth floor of this colossal skyscraper and they are not cheap, something that is not at all surprising. real estate experts in dubai consider the apartments measuring 100 and 200 square metres may cost 1.7 million and 3.8 million euro, respectively. armani is planning to open the hotel armani dubai in the same building at the end of 2008. another hotel is planned for milan in 2009, while the first armani holiday centre, more for recreation than for business, is planned for marrakech, also in 2009
