What To Consider When Choosing a Majorca Property

There are a great number of towns and villages on the island in which to find your dream Majorca property (http://www.encasabaleares.com), however most of the island doesn’t come cheap!

Where you...

There are a great number of towns and villages on the island in which to find your dream Majorca property, however most of the island doesn’t come cheap!

Where you choose to buy your Majorca property will depend on a number of factors. First and foremost is your budget – there’s no point in looking at properties which cost €1 million if you only have a budget of €100,000 although that’s not to say it wouldn’t be fun looking at them anyway! It’s always easier to get a little carried away when you’re looking at properties in a foreign country, but you really must set yourself a budget and stick to it, after all, if you have to secure a mortgage you won’t be offered one if the figures don’t stack up.

Your budget will determine to a large extent where exactly you can buy a Majorca property. The island is becoming more and more expensive as it develops from a typical tourist destination into a chic and classy place to own a second home and as such there are many ‘exclusive’ villages and towns around the island now. Places like Deia and Andratx are highly sought after, so with a limited budget it’s unlikely that you could buy here.

There are still towns in which you can pick up an affordable Majorca property too though, and with a little research you can determine whether these might be the right places for you.

An important factor to consider is who are you buying this Majorca property for? If you’re solely looking for an investment, a place to rent out, your requirements are going to be quite different to if you’re looking for a holiday home for yourself and your family.

Even with an investment property there are still many things to consider – location is very important: many people will be visiting Majorca for the sun and the sea so you may want a Majorca property on the coast. On the other hand, Majorca has some stunning mountain scenery too and there will be demand for a quiet and peaceful retreat up in the mountains. A place like this may command a higher weekly rental rate, but could possibly be a little more difficult to rent out if it’s very rural.

A Finca Mallorca is the Quintessential Mallorcan Holiday Home

For many people, the quintessential holiday home is a Finca Mallorca, combining a beautiful island with stunning rural property to provide the ultimate in luxury.

Literally translated, Fincas...

For many people, the quintessential holiday home is a Finca Mallorca, combining a beautiful island with stunning rural property to provide the ultimate in luxury.

Literally translated, Fincas Mallorca basically means ‘Mallorca property’. Though Finca Mallorca has become a major buzz word and is used more commonly to refer to a specific type of Mallorcan property, namely rural farmhouses. Usually these are large properties although they can vary hugely in size. Whatever the size, these Fincas Mallorca are always in great demand!

You’ll find Fincas Mallorca all over the island though usually not directly on the coast as these do tend to be rural properties. In fact their popularity stemmed from the growth of rural tourism as tourists began looking for accommodation away from the crowds in order to enjoy the other side of Mallorca. Soon, Fincas Mallorca were being snapped up by interested parties who spent thousands renovating them into luxury holiday homes and the boom began!

If you’re looking for a Finca Mallorca to buy right now, there are usually two options – either you buy one, which as stated above, has already had thousands spent on it in renovation costs and it’s now ready to move into and enjoy; or you buy one which hasn’t been touched though will need renovations before you can move in.

Obviously if you opt for the first choice you can be enjoying your Finca Mallorca in next to no time! The drawback with this is that you may need millions of Euros in the bank to be able to buy one!

The main advantage with buying a Finca Mallorca which needs work is that you can buy it cheaper initially; however, you will then need a lot of money to turn it into a luxury home, but if you can afford to do this you could end up with your dream Mallorcan property because you can fit it out and finish it exactly as you want it.

Many of the larger Fincas Mallorca have already been renovated and converted into hotels which are very popular with visitors to the island. If you don’t have the millions to spend but want to experience a Finca Mallorca for a week or two, staying in one of these is an excellent idea! Alternatively you can rent a whole Finca Mallorca with your family for a unforgettable holiday.

We should make it clear though, that not all Fincas Mallorca cost millions; as mentioned above, these properties can vary vastly in size and although some may be large enough to house a hotel, some are actually rather small and quaint and these will be more the affordable ones.

For the ultimate holiday home choose a Finca Mallorca! These wonderful rural properties let you enjoy the best of what Mallorca has to offer and if you can afford to buy a renovated, luxury Finca Mallorca you’re sure to be the envy of all your friends!

I recently posted a poll about the most necessary elements in a rental property.
I was trying to find out what members really thought because, according to a new law regulating rental property, certain items (coffee-maker, food-mixer, washing machine and safe) are included as obligatory. Meanwhile other elements vital to health and safety (smoke alarms, fire extinguishers, emergency lights and swimming pool maintenance by a qualified technician) have been left out completely.
Prior to the law passing to the Valencia Court for ratification, protests were permitted and it has been recommended that these items were included. We have to see now what happens.

There is also the tenants’ health, safety (and even convenience to consider). Most professionals have enough experience of things going wrong to realize that certain commonsense precautions have to be taken but even they need to have a code of practice to work to. How many private villa owners are aware of the following possible scenarios (which have actually happened and will continue to happen).

When people are awoken from sleep in a strange house full of smoke they invariably panic and loose valuable time trying to remember the way out. A smoke alarm provides early warning and the lights illuminate the exit if the electricity trips.

It is almost impossible to extinguish a butane gas fire or even a burning chip-pan with water – every rental property should have a fire extinguisher.

A little boy dives under the sink, finds some Sulfumant (Hydrochloric Acid) left by the previous tenants and splashes it in his little sister’s eyes. Who is at fault? - Certainly not the little boy!
All consumables (food and cleaning products) should be removed between lets.

Every year there is at least one serious or fatal accident due to misuse of swimming pools. Part of a pool technician’s job is to post and maintain the necessary signs. OK, people on holiday sometimes do daft things but, without the warning signs, the property owner could be liable – especially if an unlicensed pool technician has been employed.

I would like to welcome AIREP to the Spanish Real Estate Forum (http://www.spanishrealestateforum.com/) - our newest advertiser on the forum.

I would like to welcome AIREP to the Spanish Real Estate Forum - our newest advertiser on the forum.

You can find out more about their company by reading up on what their company does here:

By Matthew Fitzpatrick...

Please grant me the opportunity to introduce our company, Certification Accreditation and Dissemination S.L., an organization set up and officially registered to audit, assess and record.

I write to make you aware of an initiative that we have recently launched and which I feel may be of interest to your members / users. The initiative is called “AIREP” or “Accreditation of International Real Estate Professionals”, and our principle objective, is to show consumers investing in overseas property, just “who” meets the mark.

What AIREP isn't:
AIREP is not a club, association, federation or other self governed body of real estate agents.

What AIREP is:
AIREP is entirely independent and assesses and certifies legitimacy and capacity of international real estate professionals.

Above all, AIREP is dedicated to bringing standardization and transparency to what is sometimes a very murky, difficult to understand and opaque international real estate industry.

These days, the press and more so the internet, are full of people and companies selling real estate or real estate related products overseas, but which of them are actually qualified or even legally allowed to do so? Many belong to associations or federations of one type or another, but which of these bodies have any real authority or legitimacy in the country in which the person or company operates, or where the consumer wishes to acquire real estate?

AIREP accreditation is designed, to enable real professionals that trade legally and who have legitimate qualifications, to be able to demonstrate this to the consumer, and for the consumer to better understand the legality and capacity of the persons, or companies, offering their products and services.

After assessing information about a professional or company, (including amongst other factors, compliance with local laws, qualifications granted in or recognised by the country in which they operate or where they sell property, and demonstrable experience within the international real estate sector) AIREP awards pertinent certification where it proceeds.

It is also worth mentioning that to give its AIREP accredited real estate professionals a head start within an ever more competitive industry, and property buyers, a safer place to search for their property, Certification Accreditation and Dissemination S.L. have recently acquired TheBigMover.com property portal. read more……

Accreditation costs start at just 350 euros per year (for autonomous professionals and small companies). The first year's accreditation also requires a one off 50 euro fee for the initial assessment.

The actual accreditation process works in the following way:

1. The applicant pays the initial assessment fee and supplies the required documentation (the assessment fee is non returnable whether the applicant qualifies for accreditation or not).
2. We put together a detailed report about the applicant, and assess if same qualifies for accreditation. A copy of this report is made available to the applicant.
3. The applicant pays the accreditation and registration fee.
4. We proceed to register the accreditation of the applicant in our archives, we add their particulars and details of their accreditation to our web based directory and send certification of their accreditation for them to display publicly in their place of work. We also register the applicant for the services exclusively available to AIREP professionals on TheBigMover.com property portal. read more…….

As an incentive for Spanish Real Estate forum users to acquire AIREP accreditation we propose a discount of 20% on their first year's accreditation fee.

Please let me know if you would be interested in helping us with this initiative.

Kindest regards,
Matthew Fitzpatrick,
Chief executive officer
Certification Accreditation and Dissemination S.L.

It's nice to start a blog on an optimistic note. Here we are, second week in July, and we are fully booked until the end of August.
Perhaps things are looking up and the tide has finally turned or perhaps it is due to our hard work.
This time last year I was faced with selling hundreds of villa holidays at last-moment, silly prices, just to maintain my villa owners income.
This year we are even taking bookings already for next year.
A couple of days ago I put a note on VillaServers Homepage to say that we had nothing until the end of the month with links to our competitors websites. I guess they all think that I am finally cracking up. To my mind that was not such a bad idea because, hopefully, it may look good to clients and villa owners.

Sometime towards the end of last year I made a decision to try to avoid spending on AdWords and concentrate on SEO.
So I linked, blogged, wrote to forums and wrote articles like a madman; it all paid off and we still have not paid a penny to Google for holiday rental advertising.
The only problem is that you cannot switch SEO off lol

Once you have signed up or if you are already a member - simply sign in, go to "usercp" and at the bottom of the left hand side navigation is a link to "blog".

Fill in the necessary fields required and off you go you are away!

I am still new to this so I am going to have a play and will report back with anything that is unclear.

If you need help, please post on this post on my blog.

Thanks
