Default Congratulations Kyero

Just wanted to express our congratulations to everyone at Kyero. Seems they won the Best International Property Portal award at the CNBC International Property Awards - nice pic!

and hopefully what's good for them is good for us

I wouldn't knock Kyero (too badly!!!) for their achievements of their property website, it was a great site a couple of years back, but like any site that has achieved such success - everyone jumped on the bandwagon and unfortunately for it's advertisers it is over populated with properties. It is near on impossible to find your own properties as there are so many advertised, the email enquiries are not very good anymore, too many "send more info" and "send more images" leads with no telephone numbers or ones that don't work, e-mail addresses that don't work or you send them more information and you hear nothing back!

The problem is that kyero is highly ranked for "spanish property" and people looking in the search engines for "spanish property" or "spanish property for sale" generally have not got a clue where they want to be, I know of an agent that saved all his leads from kyero so we could have a laugh!

Some were so ridiculously stupid like "is Torrevieja near Marbella?"

People that know where they want to be will not end up on kyero, they will find a site of an agent by the break down of the town / city / or village that they want to buy in, why do you think we are doing all the areas instead of just "spanish property for sale"?

I personally do not know of one agent that has sold a property through kyero, if there is one please post here....

well ... we have, and we get most of our leads from them.

tbh, you sound like you've caught lazy agent syndrome - A few years back pretty much anyone could be succesful as there was little competition and prices were low enough that sales simply came to you, no reason to actually sell a lot of the time! Now the market has changed, prices are higher and competition is fierce ... in this environment only the good agents can make money, and good agents know that leads are all they need. We demand a phone number for our enquiries and we make that call, we don't just email back a standard reply with a few extra images and expect them to break down our doors with cash in their hands ... or wonder why they simply haven't replied to us (when in all likelihood another agent has just done a better job at getting their interest)

You show yourself up with your contempt for the actual buyers, no Torrevieja is not near Marbella but does that mean the person making the enquiry is not going to buy? Foreign people generally aren't aware of most areas in Spain or the property they actually want. I lost count of the number of times a client starts out wanting a cortijo in the mountains to live the 'spanish dream' and ends up buying an apartment with sea views. In the early days we would show the clients all the cortijos we had then feel like we'd hit a brick wall, only later to find that those same clients had bought a front line apartment from another agent ... now we actually take the time to sell to them

I agree that many buyers do know exactly where they want to be, but we're still outranked by Kyero for most of the search terms we're targetting ... short and long tail. In fact many of our clients have only found us by searching on kyero for our town and then contacting us directly outside of kyero (and the content of the enquiries doesn't change much, more info & more photos etc). So while they do seem to dominate with the spanish property searches they certainly rank very highly for most of spain.

Which is the site where you are 'doing all the areas' ? Because if it's spanishproperty.tv then i can see that you're trying your very hardest to rank for exactly the term you think is a waste of time ... 'spanish property'

Well in 4 years of advertising with kyero we have sold .... nothing.

All of our proper leads come through of main website, at first with kyero there where dozens of leads coming through on a daily basis but none are any good.

b3t3l, everyone is different, well done to you for getting most of your leads from kyero but other agencies don't need kyero to be successful as their sites and recommendations does it for them.

And well done to kyero for winning the award.

you're right david (?), everyone will of course have different experiences with these property portals.

i didn't intend to get into a discussion about kyero but only to announce that they'd won this award ... i thought that this was the thread to do it as there are plenty of others to slate your competitors

anyways, i feel that any kind of good publicity for the spanish property market - either directly or indirectly - can't be bad for business.

no offence intended or taken, just that some of the comments reminded me of when i used to work with an agent who didn't treat his clients with any respect, he went out of business a while back and nearly took me with him!

I don't want to go on about kyero as there are lots of other things that are 100 times more important and interesting to talk about.

On forums people post their opinions, that is my opinion from my experience, however opinions of me are nowhere near the truth.

1) I am not an estate agent.

2) The domain spanishproperty .tv is for sale, and for obvious reasons we did the SEO for spanish property!

3) What has your comments got to do with the way people threat their clients? I thought we were talking about kyero?

4) Didn't I say that kyero was a success?

5) Spanish property. tv is higher ranked than kyero in one search engine for 'spanish property' and I haven't done any work on that site for weeks if not months!


I still think SEO for 'spanish property' is a waste of time, simply due to the amount of sites that have a complete web development team working on one site to achieve high rankings for that search term.

This is my opinion.

Anyway, enough talk about kyero now, thanks.
