How it will work?

1. Anyone on Alphashare that are members of the forum will receive leads for their property only! There will be no commission - the lead is 100% yours. Alphashare members will have to actively use the forum on a weekly basis otherwise your privileges will be withdrawn and leads will be passed to active users of the forum.

2. People that have not e-mailed me that are Alphashare clients will not receive any leads.

3. The leads that are left over from these agents will be passed around depending on the area and will be rotated around different agents (members of the forum obviously!!!).

4. No commission will be paid to SREF, that lead is yours!

Please note: Terms can be changed at any time without warning.

Sorry, I don't understand how this works? Do I have to use Alphashare to use the system? I had a demo and thought they were too expensive! What happens if I am not using Alphashare?

Yes you do have to have Alphashare to display your properties on the forum, no they are not expensive - 135 euros per month! 135 euros is nothing if you are selling properties!

As I have said before, the leads will be passed around the forum members IF the Alphashare member is not a active member, meaning they will not get the lead - someone else on the forum will instead.

I am also going to add all the countries that are on Alphashare so it will also benefit overseas agents as well as just Spanish real estate agents.

But yes - you will need Alphashare to display your own properties.

Richie - Just one question to clarify your general e-mail.
You said ".. getting some good content pages on the forum for your specialist areas." I assume that this means that we post to the section "Real Estate in Spain by Area".
You only need to say if this is NOT the case.
May I suggest that this this section is moved up to second place, just below announcements and "before the fold", so there is no chance that a private buyer will miss it.
Sorry about the misunderstanding and that I doubted your intentions.
Clearly you have everyone's interests at heart.

All Forum Members - This is a wonderful opportunity to get some leads in these hard times and it is also important for the future of the Forum, so lets see a lot of good content posted quickly.

I have prepared a couple of pages on my site. One about the area plus a property enquiry form headed "Welcome form the Spanish Real Estate Forum".
I intend to write a carefully optimised short presentation linking to these page.

You will guess from the above that there has been some "exchanges" over the weekend between Richie and myself. It was just that I misinterpreted his intentions and thought that he was eliminating everyone except AlphaShare clients but now I can see that that was never the case.

I also have to say that I have nothing against AlphaShare, in fact several of my collegues are AlphaShare clients and I think that they provide an excellent service.
It is just that I run a very specialised agency and we concentrate our efforts (property sales and holiday renting) on one very small area (Moraira).
Consequently we just don't need access to 1,000's of properties all over Spain.

Yes, Mike - to go under the real estate by area pages e.g Costa Blanca property, costa del sol property and so on.

That is another reason I changed it from Costa Blanca to Costa Blanca property and so on for all the areas to help the pages in the SE's etc.

I would NEVER cut out the other members, it would be like cutting my nose off to spite my face, no one would use the forum anymore!

I am just looking at every possibility to generate more leads for you guys and for me it is about having a forum that works and members that want to use it, and leads is the best way.

I do agree with you about moving the areas up to underneath the private section, I will do that now.

I gave one reason for not using AlphaShare but you could think about as you have a lot of properties all over the place and, as Richie says, 135 Euros a month is not a lot of money if it brings you leads.

However, I do have another reason that makes it even more impractical. That is that one of the guys I work closely with is already Alphashare client and, because we are so specialised, most of our properties are duplicated.
We even share photos, either I take them or he does, and our text descriptions are very much the same.

If you do decide that AlphaShare is not for you then you still have the opportunity of making a presentation, or even several covering different areas - see my post.
